How we work it out
What this estimate includes, and what it does not
The repayment is calculated with the constant-repayment (French) method, the same one banks use: from the amount, the term and the nominal rate, we return the monthly capital-and-interest repayment.
On a variable rate, the nominal rate is Euribor plus the bank’s spread. We use the latest Euribor monthly average published by Banco de Portugal and let you set the spread, so nothing is hidden. Because Euribor moves, a variable-rate repayment moves too, which is why we show the effect of a rise.
The estimate leaves out insurance, fees, taxes and other charges, and does not replace the bank’s assessment. To see whether the repayment fits your budget against the required ratios, use the Affordability Calculator.
