The process, from first call to completion

Four clear stages. We are with you from the first phone call to completion day. Nothing outsourced, no part of the journey left in the dark.

  1. Diagnosis

    About 1 week

    An opening conversation to understand your goals, your financial capacity and the possible scenarios. We do not approach any bank without your confirmation.

    • A 30 to 45 minute call to understand your situation.

    • Analysis of your borrowing capacity and affordability ratio.

    • A map of scenarios: what makes sense to ask for, and what does not.

    • A joint decision on which banks to approach, and in which order.

  2. Documentation

    About 1 to 2 weeks

    We gather all the documents needed and build a solid file that presents your case to the banks clearly and completely.

    • A checklist tailored to your situation (income, type of mortgage).

    • Collection of tax returns (IRS), payslips, statements and the credit report (CRC).

    • Assembly of the formal file: cover note, context, projections.

    • Preliminary property valuation (where applicable).

  3. Negotiation

    About 2 to 3 weeks

    We submit your file to several partner banks and negotiate every part of the offer: spread, term, tied insurance and fees.

    • Simultaneous submission to the selected banks.

    • Analysis of the agreements in principle and detailed simulations.

    • Negotiation of spread, fees and insurance clauses.

    • A final comparison table, presented to you for the decision.

  4. Decision and completion

    About 1 to 2 weeks

    We help you compare the final offers on clear criteria, choose the bank and get everything ready for completion at the notary.

    • The final decision: which bank, fixed, variable or mixed rate, and the term.

    • Coordination with the notary, the seller and the estate agent.

    • A check of the final costs: IMT, stamp duty, registration.

    • Support on completion day to resolve anything unexpected.

Can’t find your question?

It can, in simple cases. What typically stretches the process is the bank’s property valuation (1 to 2 weeks) and the time to gather the documents (which depends largely on you). With everything ready at the start, we can bring it down to 4 weeks.

Less than you might think. The essentials: ID, income tax (IRS) returns for the last 2 years, 3 payslips, a recent bank statement and the Banco de Portugal credit report (CRC). Specific cases (self-employed, self-build, remortgage) add a few documents.

Not for you. For us, yes. You sign one authorisation and we handle the simultaneous submission. The banks know they are competing, which typically improves the offers.

FINOVA’s fee is paid by the bank after completion. No mortgage approved, no fee. Before that, at the diagnosis, we can usually tell whether it is worth applying, or whether there are adjustments to make first (consolidating debt, increasing the deposit, waiting).

Yes, you can pull out at any time. FINOVA is paid by the bank, and only after completion. No completion, no FINOVA fee. You would only pay third-party costs already incurred (the property valuation, usually €250 to €350), and even that we explain before going ahead.
