Are there exemptions for young buyers or first home purchase?
Buyers aged up to 35 purchasing a first own permanent home can be exempt from IMT (transfer tax) and stamp duty. In 2026 the exemption is full up to €330,539.

Who qualifies
The exemption from IMT and stamp duty applies to those aged 35 or under on the deed date, who are not a dependant for income-tax purposes in the year of purchase, and who have not owned a home in the previous three years. It must be a first own permanent home.
The 2026 limits
In 2026 the exemption is full for properties up to €330,539. Between €330,539 and €660,982 it is partial (it applies only to the part that does not exceed €330,539). Above €660,982 there is no exemption. The brackets are updated each year.
Legal basis and what to confirm
The scheme was created by Decree-Law 48-A/2024. As limits and requirements are updated, always check the rules at the date of your purchase — and whether it stacks with the State guarantee for young buyers.
Worked example
On a €300,000 purchase by an eligible young buyer (example figures): the IMT and stamp-duty exemption saves several thousand euros at completion — money you no longer have to set aside to proceed.
