Why FINOVA

Can I see multiple offers and choose for myself?

Yes. We take your case to several banks and show you the offers side by side. The choice is always yours. Compare them for the same amount and term, by APR and MTIC. You have at least 30 days to decide on each offer.

Who chooses the offer?

You do. We present the offers, explain each one and answer your questions. You can choose one of them, or none.

You can also ask your own bank for an offer and add it to the others.

How do I compare offers from different banks?

Each bank gives you an ESIS, in the same format everywhere. Compare offers for the same amount and term. Then look at these points:

  • the APR, the total cost as a yearly percentage;
  • the MTIC, the total you will pay in euros;
  • the repayment and the type of rate;
  • the insurance and other products each bank asks for;
  • Table B, with the repayment in a worse scenario.

The offer with the lowest APR and MTIC costs the least.

Why is the repayment not enough?

Two offers with similar repayments can cost different amounts. Insurance, fees and linked products change the total.

An example. You borrow €150,000 over 30 years.

  • Offer A: rate of 3%, repayment of about €632 and insurance of €30 a month.
  • Offer B: rate of 2.9%, repayment of about €624 and insurance of €45 a month.

B looks cheaper on the repayment. But, with insurance, you pay €669 a month, against €662 for A. The MTIC of B is €243,424, and A's is €240,406.

These are example figures. The full sums are in the guide What is MTIC, and why is it more important than the Spread?

What is Table B?

It is in part B of the ESIS. It shows the repayment in a worse scenario: you drop the linked products and the interest rate rises sharply.

Banco de Portugal advises reading it carefully. Ask yourself whether you could pay that repayment, for each offer.

How long do I have to decide?

Each offer is valid for at least 30 days. During that time, the bank cannot change the terms. You cannot sign the contract in the first 7 days after you receive it.

What if a bank asks me to decide now?

You do not have to. The law gives you time to think. Use it to compare the ESIS documents and read the draft contract.

Where FINOVA helps

We ask the banks we work with for offers and put them side by side. We explain each ESIS. Our fee is paid by the bank you choose.
