What are the bank and notary costs?

Beyond the deposit and taxes, buying with a loan brings bank costs (assessment, appraisal, insurance) and notary and registration costs. For €200,000, around €2,000 to €4,000.

Bank costs

These include assessment and decision fees, the property appraisal, account maintenance, life and home insurance, and any credit-intermediary charges.

Notary and registration costs

These cover notary fees and the charges for registering the purchase and the mortgage at the Land Registry — steps that can run through the Casa Pronta service.

Why they count for the budget

They are a cost of the purchase itself, on top of the deposit and the taxes. It is worth setting them aside in your planning.

Worked example

For a €200,000 property (example figures), bank and notary costs sit, indicatively, between €2,000 and €4,000, depending on the bank, the property and the terms agreed.
